SECURITY DEPOSIT & PET DEPOSIT INFORMATION

SECURITY DEPOSITS:

A security deposit is required for all approved move-ins and must be paid on or before the move-in date. The amount assessed is based on credit score, as follows:


Credit Score Review

  • Score of 650 and higher AND 12 months positive rental history = $550 security deposit
  • Score of 550 to 649 AND 12 months positive rental history = $750 security deposit
  • Score of 485 to 549 AND 12 months positive rental history = $1050 security deposit
  • Score below 485 or lower (does not include no credit score) AND positive rental history = Deposit equal to 1-month rent contingent upon supervisory review of credit.
  • No credit history AND 12 months positive rental history = Deposit equal to 1-month rent 
  • No rental history and no credit history = Deposit equal to 1.5X the monthly rent amount


Property Debt - Recorded property debt is an automatic denial of application

DEPOSIT TO SECURE OCCUPANCY & APARTMENT “HOLD” TIMES

  • Upon approval of rental application screening, the prospective resident will be required to pay $300 AND complete and sign the Agreement to Execute Rental Agreement within 24 hours of their approval in order to secure the apartment for them. This $300 will hold the apartment for up to 7 days and will be applied toward the total move-in costs.
  • This signed Agreement to Execute Rental Agreement and payment of the $300 will assure that the property will be able to retain the $300 as liquidated damages in the event the prospective tenant fails to take possession of the premises/move-in.

PET POLICY/DEPOSIT INFORMATION:

Milestone Property Management understands the important role that animals play in many of our resident’s lives. While most of our communities do allow pets, a small percentage do not. Any of our on-site or corporate staff members will be glad to provide information on which of those communities have a ‘no pet policy’.*


For the benefit of all of our residents, it’s important that ALL of our residents fully understand and acknowledge our pet and animal related policies. This also includes residents that do not own a pet or animal. To accomplish this, we require everyone to complete a third-party screening and review process. This quick and easy process screens household pets, validates reasonable accommodation requests for assistance animals (service/ESA/companion), and confirms every resident understands our pet policies. If you have a pet(s), the cost for pet screening is: $20 for the 1st pet and $15 for the 2nd pet. There is no cost if you are verifying that you do NOT have a pet or if you are applying for a qualified assistance animal in compliance with Fair Housing. PET DEPOSITS*

$350 is added to the total security deposit for the 1st pet and an additional $150 is added to the total security deposit for the 2nd pet. Security deposits may increase based pet screening results. These amounts must be paid prior to the pet taking occupancy in the apartment.

PET RENT*

Minimum $25 per month/per animal. Pet rents may increase based on pet screening results.



*Qualified assistance animals in compliance with Fair Housing requirements and documentation are always welcome at any of any of our communities without additional security deposits and pet rent.

ADDITIONAL PET POLICY INFORMATION

• Two (2) pet maximum per apartment

• A “Pet Addendum” form to the lease for EACH pet must be completed and signed by the resident(s). A picture and name of the pet must be included.

• Proof of current liability insurance with no less than $100,000 coverage is required PRIOR to move-in.

• Current locally required vaccinations are required.
